Tips for Buying Your Home
  Buying a home can be a challenging task, but by following some simple guidelines you will make the process much more enjoyable and rewarding.

Get Pre-Qualified

Before you waste any of your time, or the seller’s time, make sure you can afford the property you are inquiring about. Be sure to contact a Mortgage Professional, so you know exactly how much you can afford.

Use the Seller’s Contact info

Don’t be afraid to contact the seller from the information they have provided. If there is a phone number, they want you to call. If there is an email option, they want you to email. If you get the seller’s voicemail, leave a message. State your name, where you found the listing, and clearly/ slowly leave your phone number. Do not hesitate to follow up if you do not hear from them by the next day.

Research, compare & evaluate homes

Research the market & learn about the home buying process. Look at and visit different areas, investigate services within the community, schools, work etc. Search online & use our area information pages, thoroughly research where you want to buy. If possible select a few properties that meet your requirements to view, that way you won’t jump in and buy the first one you see.

Choose your new home and negotiate a price

Once you have chosen a suitable property, the first step is to make a verbal offer, once the offer has been accepted the purchase terms may need to be negotiated with the seller. There may also be other factors involved at this point such as mortgage approval, completion dates or the terms of payment. It is usual at this stage for both parties to speak to their lawyers as they are best at negotiating and making sure everything meets with the approval of both parties.

Therefore, at this stage, it is beneficial to bring into the buying process a lawyer to assist further in the negotiation making sure that any offer meets all necessary legal criteria. If you are intending to fund your property purchase via a mortgage, we can recommend some of the best banks. Our advice is shop around, there are some good deals out there.

Moving in

Most experts suggest changing the locks on all of the exterior doors after you have purchased a new home. You never know how many keys are floating around for your new property. It is safest to simply get the locks changed right away.
